InvestBay is an online platform for anyone who wants to invest directly in specific properties and help diversify their investment portfolio. You can easily invest from as little as €100.
InvestBay focuses on sub-investments in real estate. Unlike mutual funds, where you as an investor buy a unit of a particular fund and the fund manager responsible for that fund invests (and divests) your money into properties of their choosing. When you invest into a real estate opportunity on the InvestBay platform, first of all you choose which specific property you wish to invest into, based on the information provided to you and your own preferences. Your investment grants you the rights to the proportionate share of the net income from that specific property (both from the net rental income and from net potential capital value increases of the asset over time. You are therefore much more closely connected to your investment than through a mutual fund.
InvestBay collects the income and takes responsibility for managing the property which eliminates the hassle of you needing to service and manage the property.
Yes, although InvestBay offers its services only in the Czech Republic for the time being, it is open to everyone. We have only a few specific countries, for legislative or procedural reasons, whose citizens cannot invest. Afghanistan, Bahamas, Barbados, Botswana, China, Ghana, Iraq, Iran, Jamaica, Jamaica, Mauritius, Mongolia, Myanmar, Nicaragua, Pakistan, Panama, Russia, North Korea, Syria, Trinidad and Tobago, Uganda, USA, Vanuatu, Zimbabwe and Yemen.
Regulations
The Czech Trade Inspection Authority, with its registered office at Štěpánská 44, 110 00 Prague 1, www.coi.cz is the supervisory authority for compliance with the obligations established for consumer protection.
Secondary market
The secondary market will allow investors to sell units to each other. We plan to open it as an extension of InvestBay by the end of 2024.
The dividend is allocated to the unitholder who owns the unit at the relevant time. If the record date is, for example, 31st March for the first quarter period of a given year, all proceeds from the quarter are distributed pro rata to those unitholders who hold the units at the record date. Thus, if Investor A "disposed" of his holding (which he has held since the beginning of the year) on 30th March to “Investor B”, Investor A is not entitled to this dividend and it will be allocated to Investor B.
Note: this assumes the standard quarterly distribution but it may differ according to the specific asset. This structure will be defined in the Information Memorandum for that asset.
