Location

The project sits in the Nassfeld ski area in Austria’s Carinthia, at an altitude of ~1 500 m above sea level, with a direct ski-in/ski-out connection to the slope. The area offers ~110 km of slopes and 29 cable cars. The location has a two-season character — in summer it attracts hiking, cycling and lakeside recreation (Pressegger See, Weissensee). It is easily accessible from Central Europe (Klagenfurt 100 km, Brno 550 km, Vienna 419 km, Bratislava 463 km). The Nassfeld 2050 development plan supports the destination’s long-term appeal.

How the investment works

The investment is made through a dedicated special-purpose vehicle (SPV). The unit is part of a rental-pool model, where the operating income of the individual units is shared among the owners pro rata — this spreads the operating risk and creates a more stable yield profile. Owners receive ongoing advances equal to 70 % of the budgeted net income, with a reconciliation based on actual results after the year-end. The investment is fully passive.

Operator

Operations are handled by the professional operator RG Nassfeld Hüttendorf Betriebs GmbH (part of the Riedergarten Tourism group). The operating contract is set up for the long term — 15 years with the option to extend by a further 5 + 5 years, which reflects the operator’s long-term commitment to running the resort professionally and maintaining a consistent service standard.

Exit strategy

A 7-year investment horizon with a planned exit through the sale of the property in 2033. The future buyer takes over not only the unit but also an established operating system with a professional operator and a track record of returns.
