Securing your investment with a lien on the property

To ensure maximum safety of your investment, we use the institution of a security agent, who acts as an intermediary/guarantor between you, us, and the invested property.

In the land registry itself, the property is registered to InvestBay, more precisely to our legal name BIT & BLOCK VENTURE s.r.o. At the same time as registering the property to us, we conclude a contract with a law firm; for the Czech Republic this is HKDW HOLASEK s.r.o., which we entrust with performing the function of Security Agent, who will exercise the rights associated with securing the shares on behalf of the investors. This law firm is then registered in the land registry as the pledgee and, under the contract, represents the investors in the event that we were to fail to fulfill our obligations toward the investors. In such a case the pledge would be enforced through the sale of the property.

Your investment is thus secured by registration in the land registry, and the advantage is that the functioning and profitability of the real-estate investment is entirely separate from the functioning of InvestBay as a company. And even if the company itself were to run into trouble and perhaps even into insolvency (which of course we don't anticipate :) ), the given property would still be there, with a law firm that has a first-ranking lien registered in the land registry. In the event of problems, the pledge is then enforced, the given property is sold, and the amount obtained is divided among the investors according to the size of their shares.

Thanks to the involvement of the security agent, the investment is secured for retail investors by reducing the risk of the lien being invalid and ensuring the proper course of enforcement in the event the pledge is realized. This significantly improves the protection of your investment and provides greater certainty and confidence when investing in real estate.
